North Star Roofing Systems · Estimating example

What a roofing estimate looks like.

See the measured roof, the itemized workbook, and the owner-facing proposal together. This historical example shows the process, not a current price or an awarded project.

From takeoff to proposal

See what goes into the estimate.

A worked example using Paul's Hobby Lobby estimating sample. It connects measured quantities, itemized Excel costs, and a concise owner-facing scope.

Historical example, not a current quote. This is an estimating demonstration based on an EDGE report dated June 1, 2026. It does not represent a North Star contract, completed project, or an offer to Hobby Lobby.
01

Measure the roof

Actual EDGE roof-plan excerpt from the Hobby Lobby test takeoff, with colored roof measurements. Enlarge EDGE snapshot

The measured roof area is 55,561.81 square feet. Field roofing, walls, curbs, drainage, and perimeter conditions are tracked separately.

02

Organize the quantities

Excerpt of the actual Excel Takeoff tab showing roofing and flashing quantities in square feet, linear feet, and each. Enlarge takeoff snapshot

The takeoff tab keeps the units visible: SF, LF, and EA. The source references and scope questions remain in the working workbook.

03

Build the itemized cost

Excerpt of the actual TPO Excel estimate showing item descriptions, quantities, unit costs, and extended costs. Enlarge estimate snapshot

Quantity, unit cost, and extension are reviewed by component. These are historical sample rates, not current supplier quotations or purchase-ready order quantities.

Snapshots are cropped renderings of Paul's actual EDGE and Excel samples, not recreated spreadsheet mockups. Excel row spacing was condensed for readability; quantities and values were not changed. Only excerpts are shown here.

Illustrative proposal

A clear scope. A clearly identified price.

This is how the sample can be summarized for an owner or general contractor. A real proposal would be finalized only after the open scope items and current pricing are resolved.

Proposed scope for this example

  1. Preparation and coordination. Review deck readiness, roof access, staging, and protection needs before work begins. Existing-roof demolition and deck replacement are not included in this example.
  2. Roof assembly. Provide the insulation and attachment components carried in the sample takeoff, followed by fully adhered 60-mil TPO. Final insulation layers, R-value, taper layout, and any cover board must be confirmed against the approved assembly.
  3. Flashings and accessories. Provide the taken-off wall, curb, and penetration flashings, pipe boots, sealer pockets, and walkway protection. Coordinate roof-hatch flashing separately from hatch procurement.
  4. Perimeter and drainage metal. Provide the taken-off edge metal, counterflashing, gutters, and downspouts. Reconcile dimensions, profiles, and quantities before fabrication.
  5. Completion and closeout. Include the sample labor, equipment, and warranty allowances. Confirm the manufacturer's final warranty requirements and eligibility before any firm commitment.

Pricing basis and items to resolve

The total is carried directly from the existing workbook, using its historical quantities, rates, tax, and markup assumptions. It is not the different selling price shown in the original EDGE recap. No EPDM alternate is included.

  • Roof hatches: two appear in the takeoff without a separate procurement price. Supply responsibility must be confirmed; do not treat hatch supply as included.
  • Insulation: the zero tapered-condition legend and the Q-board material allowance must be reconciled, along with layer count, cover board, and required assembly.
  • Edge metal: the 306.65 LF drawing quantity, 311.76 LF consolidated measurement, and 330 LF order allowance require reconciliation.
  • Commercial basis: verify current supplier quotations, labor scope, material pack rounding, applicable tax, permit/bond requirements, and final exclusions before issuing a bid.

Example exclusions and limitations

No allowance is represented here for structural repairs, deck replacement, hazardous-material removal, existing-roof tear-off, HVAC or electrical modifications, or separate roof-hatch procurement. Additional project requirements must be scoped and priced before a firm proposal is issued.

No acceptance or signature: this page demonstrates the proposal format only. It is not an offer, contract, manufacturer warranty, or authorization to proceed.
